In the last few years, various extraordinary situations have occurred both in Poland and worldwide, such as the COVID-19 pandemic, the outbreak of war across our eastern border or the dynamic increase in inflation, have had an impact on the real estate market in our country. The year 2020, in which a record number of flats were handed over, was at the same time the last year of a lengthy period of relatively cheap mortgages in Poland. One of the cities where the situation has changed the most is Wrocław. The aim of this study was to analyse the real estate market in 2021–2022 in Wrocław in terms of the number of completed projects and their location in the city’s structure, and assess of the quality of the largest projects – Verde and Zielona Toskania. The research was conducted on two housing estates: Lokum Verde and Zielona Toskania. Based on this research, the final part of the paper also describes the challenges that Wrocław’s housing construction has faced and will face in the coming years.
